Partner needed - Hostel in NL/HR/UK/IR

I am a Dutch traveler, who wants to open a hostel in Ireland, The UK, Croatia or The Netherlands (depends on where the opportunities are). My ideal hostel has a bar (where locals can come as well), a big living room/book exchange/movie room, a system to get volunteers to help with the hostel work.. Colorful, very social, very open. Not the typical party-till-you-drop-place, more of a chilled out living room atmosphere where you can be HOME for a few days while traveling.

All I need is a location, a business partner and a(n) (few) investor(s).

I don't know where to put a hostel in Ireland (there's quite a few already), The UK can use a something that is different from the 'big boys', Croatia has a few great places to put a business and I've spotted an ideal building in NL.
