Eco-hostel in Austin, Texas, seeks partner/investor to aid in manifestation

I am seeking to start a small "eco-hostel" in Austin, TX, complete with a permaculturally designed backyard urban farm, and poised to attract seasoned hostelers, who enjoy communal lodging on mellow note, and support sustainable tourism. I have a preliminary website you are welcome to view here.

Austin is a fast growing city, and a rising destination spot. It sees roughly 20 million visitors annually, and there are presently only 3 hostels here - none of which would fall under the "eco-hostel" category. One is the long-standing HI, another opened up downtown in 2012, and the third opened in 2013, right near the UT campus. The downtown area hotels in Austin average an occupancy of 77%, and the hostel right there does even better! This is a prime opportunity to serve the growing ecotourism niche in a rapidly expanding tourist destination. While Austin is touted as "the live music capital of the world", it also offers a wide array of awesome outdoor activities, and has a burgeoning urban farming community.
