Not an easy answer to your question the simple rule in any investment, is what return are you looking for and what level of risk can you afford to take?
A brief list (certainly not extensive) of some of the issues in responding to your question are as follows:
Is the figure you quote Net or Gross?
Over what time scale. The actual build time, your returns in years 1-10 etc
What level of funds do you have to invest?
Should you be investing all your funds on a single venture in possibly an industry you have no knowledge of?
Will you be a hands on owner?
Thai law: Work permits, tax, return of capital to an alien country etc.
